This four bedroom property was owned by the University of Birmingham and had been let to students for many years. It was tired and needed updating. We gave it a light refurb, took a fireplace out, removed the old wallpaper, skimmed all the walls, redecorated and laid new flooring throughout. It always lets really well to student groups. At the time of writing five years after our initial refurb we are now adding a second communal bathroom.
This was our first HMO. We learnt a lot about the regulations governing HMOs with this purchase. It was also in an Article 4 area so we needed to prove its established use as an HMO.
