This is a one bedroom apartment which was a similar project to Cemlyn. It was another deal where we pulled all of our initial investment out when we refinanced it. Like Cemlyn, it was in a rather tired state having not been refurbished for many years, so we carried out a full refurb. We installed a new kitchen and bathroom, did a full rewire, and replastered and redecorated throughout. The only challenge with this one was that it failed its EPC initially. It is in a conservation area so we weren’t able to upgrade the wooden windows with UPVC so we installed secondary glazing. The original windows are still in good condition so this was much more cost effective than replacing the windows entirely.
